John Robbins: Inside GSA Leasing Across 18 Western States
What does it take to lease commercial real estate for the federal government?
In this episode of SF Commercial Property Conversations with Bruce Bean, Bruce sits down with John Robbins, a commercial real estate veteran whose firm works with the U.S. General Services Administration (GSA) across 18 western states.
John shares how he went from working with major commercial real estate companies to starting his own business from a card table in a spare bedroom. That business eventually grew into a specialized firm handling federal real estate assignments across the country.
John explains how GSA leasing is different from a typical commercial real estate deal. Federal leases can take anywhere from six to 18 months, and the broker's job may continue long after the lease is signed. His team can stay involved through tenant improvements, construction, walkthroughs, and final occupancy.
Bruce and John also discuss how performance is measured in federal leasing. Brokers can be evaluated several times during a transaction, creating a very different system from traditional commercial brokerage.
Another big topic is artificial intelligence. John explains how AI can help teams compare multiple property proposals and evaluate complex information. He also discusses how technology is becoming more important as the federal government changes the way it handles its real estate needs.
John believes government leasing activity could become much busier following a slower period, which could be welcome news for the office market.
The conversation also explores the many different sides of federal real estate, including GSA leasing, Department of Veterans Affairs facilities, property dispositions, project management, Department of Defense real estate, and even post offices in small communities.
John shares an interesting lesson from his firm's work with hundreds of post offices in California: in some small communities, the local post office is much more than a building. It can be part of the community's identity and a place where people regularly meet.
