Scot Ginsburg: Why Tenant Representation Matters More Than Ever
What happens when a commercial tenant has someone in their corner who understands the building, the lease, and the market?
In this episode of SF Commercial Property Conversations, Bruce Bean talks with Scot Ginsburg of Hughes Marino about why tenant representation matters, especially in complex markets like biotech, life sciences, and technology.
Scot has spent 26 years representing commercial tenants. But his career in real estate started with a lesson he learned the hard way. While running an internet company, Scot personally signed an office lease and later realized he had gotten a terrible deal. That experience helped point him toward a career focused on protecting tenants.
Scot shares how he entered commercial real estate and eventually joined The Staubach Company, where he worked his way up to principal. After the company was sold, Scot ultimately joined Hughes Marino, a firm focused exclusively on representing tenants.
Bruce and Scot also dig into the unique challenges of biotech and life science real estate. Scot explains why finding laboratory space involves much more than choosing a good-looking building. Power, air handling, mechanical systems, ceiling heights, backup systems, and other infrastructure can determine whether a property will work at all.
They also discuss what happened to life science real estate during and after the COVID-era boom. A flood of funding led developers to create more laboratory space, but demand later dropped. According to Scot, that has left years of available supply in major biotech markets.
The conversation then turns to technology and AI. Scot discusses how AI companies are helping drive activity in markets including San Francisco and New York, while many other companies are choosing smaller spaces, shorter lease terms, and higher-quality locations.
For tenants, that can create opportunity. Scot says today's market has allowed him to negotiate some of the strongest concessions of his 26-year career.
Bruce and Scot also talk about prospecting, cold calling, relationship building, and why direct outreach remains an important part of business.
