TJ Rossi: The Intersection of Commercial Real Estate, AI, and Business Strategy

TJ’s career has taken him from earning an MBA in finance and working at Ford Motor Company to commercial real estate development in Southern California. He later moved into manufacturing, angel investing, private equity, business turnarounds, and advisory work with small and medium-sized companies.

TJ shares why he believes small and medium-sized businesses need to continually improve two important areas: efficiency and sales. He also discusses his interest in helping these companies strengthen their operations and business development.

A major part of the conversation focuses on AI.

TJ explains how he uses AI as a tool rather than simply as a search engine. One example is a portfolio perpetuity calculator he developed with the help of AI. The model allows him to consider factors such as spending, portfolio growth, inflation, taxes, income, and investment returns.

Bruce and TJ also explore how similar AI tools could be applied to commercial real estate. TJ discusses the potential to analyze cash flow, net present value, IRR, cash-on-cash returns, financing assumptions, and other important real estate metrics more quickly.

TJ also shares a useful approach for getting better results from AI: ask the AI what questions it needs you to answer. By treating AI more like a business partner or mentor, users can continue refining their questions and improving the output.

At the same time, TJ offers an important reminder: AI should not replace human judgment. Its answers are not always correct, and users still need to evaluate the information and make their own decisions.
